Project: Greycoat Stores, Victoria, London

This project involved the redevelopment of 10 Greycoat Place, which was initially constructed in the 1890s as a 6-storey warehouse for the Army and Navy Cooperative Company.

As you can see from the image opposite, as initially conceived, the premises were a fine example of a Victorian Structural Brick and Steel building.  However, an extensive refurbishment in the 1960s removed much of the Victorian ornamentation and the front elevation was rendered, leaving the once-imposing building a shadow of its former glory, as pictured below.

10 Greycoat was not listed, probably because much of the original Victorian character had been lost.  But it is located adjacent to two Grade 2 listed buildings, a Victorian Fire Station next door, and Greycoat Hospital (Secondary School) opposite.  It is situated between two conservation areas, which exclude the building again, probably because of the loss of character.  Accordingly, any development had to contribute to the setting to be acceptable in planning terms.

The redevelopment project was completed in 2024 and comprises an 8,360 Sq M office-led, mixed-use refurbishment scheme, including a richly detailed red brick façade conceived as a modern reinterpretation of a Victorian warehouse. The elevation comprises curved precast brick spandrel panels located between hand-laid brick pilasters.  The fifth floor is punctuated by ten large, evenly spaced circular windows set between generous brick cornices.

A new core was formed, and two new stories were added with a prize-winning steel frame structure in a mansard form covered with a Zinc standing seam finish. Internally, the refurbishment of the existing spaces featured an exposed steel beam, contemporary warehouse style on the existing floors, complemented by a modern, sleek look on the new floors.
